Elegant Homes NSW is a residential custom home designer and builder offering a complete in-house service. We create intelligent, cost-effective, site-specific designs using premium materials and practical construction methods – and we cater for clients who want a genuinely custom home on a project-home budget.
We treat a custom design as any one of the following: a modified version of one of our established home designs, a new design created from scratch around a consultation with you, or your own plans – completed by your draftsperson or architect – that you bring to us for pricing.
We run a consultation with you to develop a wish list of what the design needs to achieve. Combined with our design team’s experience, that becomes a set of plans for a home that reflects your own style from the moment you walk through the door.

Our custom home process
from site survey to keys in your hand
1. Site survey
We start with a detailed contour survey of your site – levels, existing structures, services, neighbouring dwellings and any trees – so our design team has a complete site analysis to work from.
2. Concept design
Once we’ve discussed your budget and design ideas, our team prepares custom floor plans, a front elevation and a site plan for you to review.
3. Fixed-price tender
Once you’re happy with the concept, we prepare a detailed tender – a full quantity take-off priced with our own trade and material rates, calculated in-house rather than left to subcontractors.
4. Sign the contract
Happy with the design, tender and inclusions? You sign a HIA preliminary agreement and pay the acceptance fee set out in your tender document.
5. Council approval
We draft the full plan set for council, prepare your Statement of Environmental Effects, BASIX and NatHERS assessments, engage a structural engineer and any other consultants council requires, then lodge the DA on your behalf.
6. Build
Once council has approved your home, we hold a pre-contract meeting to lock down the final details, prepare the contract for signature, and construction begins.
