Premium finishes and upgrades

We are a Sydney home builder with a defined range of double-storey designs and a published standard inclusions list. That is deliberate: it is what makes a fixed price possible. But the standard list is a starting point, not a ceiling, and most of our clients upgrade something.

This page is an honest account of what the standard specification includes and what you can lift, rather than a claim to be something we are not.

• Concrete M-class slab to engineer’s details, engineered pine frame walls and trusses, engineered hipped roof and 2.4m ceilings
• Brick to ground floor walls, concrete roof tiles with a choice of colour, and Colorbond fascia and gutter
• CSR Bradford Gold insulation to ceiling and external walls
• Termite protection and waterproofing to the BCA
• Walk-in robes to all bedrooms, a butler’s pantry, under-stair storage and an alfresco spanning the width of the home

• Stone benchtops and a dishwasher in place of laminate benchtops and melamine cupboards
• Ducted or split-system air-conditioning
• Alternative facade finishes – brick veneer, cladding, or a cladding and brick combination
• Upgraded floor coverings beyond the standard tiling to bathroom and laundry
• A second living area

Upgrades are priced into the fixed-price tender before you sign, not added later as variations, so the number you agree to is the number you pay.

If what you want is structural rather than a finish – a different layout, a larger footprint, a design built around a difficult block – that is a custom home rather than an upgrade. We handle those three ways: modifying one of our designs, designing from scratch with our team, or pricing and building from plans your own draftsperson or architect has prepared.
