Building a new home in Sydney

Most people have not built before, and the part that causes the most anxiety is not the design – it is not knowing what happens next, or who is responsible for it. This is the whole sequence, in order, and who does what at each stage.

1. Site survey

We start with a detailed contour survey of your site: levels, existing structures, services, neighbouring dwellings and any trees. That gives our design team a complete site analysis to work from, which is what stops surprises appearing later as variations.

2. Concept design

Once we have discussed your budget and your ideas, our team prepares custom floor plans, a front elevation and a site plan for you to review.

3. Fixed-price tender

When you are happy with the concept, we prepare a detailed tender: a full quantity take-off priced with our own trade and material rates, calculated in-house rather than left to subcontractors. It is a price, not an estimate.

4. Sign the contract

Happy with the design, the tender and the inclusions, you sign a fixed-price contract. Home owners warranty insurance is taken out in your name before work begins.

5. Council approval

We draft the full plan set for council, prepare your Statement of Environmental Effects, BASIX and NatHERS assessments, engage a structural engineer and any other consultants council requires, then lodge the DA on your behalf. This is the stage most often underestimated, and it is the one we take off your hands entirely.

6. Build

Once council has approved your home, we hold a pre-contract meeting to lock down the final details, prepare the contract for signature, and construction begins – through to a certified, finished home.

Every Elegant Homes build comes with the same standard inclusions, itemised in full rather than described as “standard”. That covers the structural work, external fittings, plumbing and drainage, internal fittings, floor coverings, electrical and data, kitchen, bathroom and laundry, and the final inspection and handover.
